Based on these variables, areas are divided into eight groups, from A to H. Areas with the highest value and posh amenities fall into Category A. However, areas with the lowest value fall into Category H.

Along with the circle rate changes, some Delhi colonies have demanded a lower tax bracket, and others have proposed an upgrade in their category.
For example, residents of New Friends Colony (NFC)—an A category location—have requested a downgrade to Category B (petition signed by 121 residents). How to calculate property value according to a circle rate in Delhi?

To calculate the property’s value based on the circle rate in Delhi, the government uses the fixed land rate, construction costs, and applicable multipliers. This helps determine the minimum price at which a property must be registered.
For residential land
Property Value = Circle Rate of Locality × Land Area
Example:
If the circle rate is Rs 70,080 per sq m and the plot size is 100 sq m:
Rs 70,080 × 100 = Rs 70.08 lakh
For commercial or industrial property
Commercial/industrial land value is calculated using multipliers.
Land Value = Residential Land Rate × Use Multiplier
Example:
If the rate of residential land in Category C is Rs 1.61 lakh per sq m and the land is being used for commercial purposes:If the rate of residential land in Category C is Rs 1.61 lakh per sq m and the land is being used for commercial purposes:
