- Nalgonda: The Nalgonda Smart City Project is often called the “Super Smart City” initiative. It’s a major urban redevelopment program of the Telangana government. It aims to transform Nalgonda into a modern metropolis like Hyderabad.
The investment in smart cities in Telangana is significant. Funds are being actively deployed to improve governance, physical infrastructure, and public service delivery simultaneously.

1. Warangal
Warangal is emerging as a major industrial and cultural development hub in Telangana, with the new Master Plan 2041 focusing on mixed-use zones, infrastructure upgrades, and beautification projects. The new Warangal International Airport has received central government approval. The Kakatiya Mega Textile/PM MITRA Park near Warangal is expected to attract thousands of crores of rupees in textiles such as khadi and handicrafts. The city is attracting investment in sectors such as manufacturing (ethanol plants), technology, and retail franchises, and real estate prices are also rapidly increasing. Khammam is considered a high-potential Tier 2 city for real estate investment due to its strong potential for capital growth. The average property price in Khammam is approximately Rs. 7080 per sq. ft. Property values in Khammam have increased by 14-18% over the past year.
4. Nizamabad
