Under the property tax jurisdiction of the Pimpri Chinchwad Municipal Corporation (PCMC), properties purchased between 2006 and 2023 are classified as new properties. The PCMC property tax rate ranges from ₹17.18 to ₹31.44 per square foot.

For the purpose of tax collection, the administrative areas of the PCMC have been divided into zones A through H, comprising four electoral offices and one auxiliary municipal office.

How to Pay PCMC Property Tax Online in Pune?

Step 1: Go to the official website of PCMC @ https://www.pcmcindia.gov.in/.

Step 2: Choose the “RESIDENTS” option on the main menu.

For the property type, you must select one option from the following: Authorised Property, Unauthorised Property, Partially Unauthorised Property, Change in Usage, or Extended Property.

Step 7: Based on the entered information, the Annual Rateable Value will be calculated automatically. At the end of the form, an option is provided to calculate the ‘Tentative Tax’.

How to know the Assessment status of the PCMC Property Tax?

You can make offline payments using a credit card, debit card, cash, check, demand draft, or UPI. It is important to note that checks/demand drafts (DD) must be made payable to “The Tax Collector and Assessor, P.M.C Pune.”

How to Apply for Building Permission on the PCMC portal?

Applications for building construction permission can be submitted online via the PCMC Pune portal. To apply for building construction permission, please follow the steps outlined below.

Step 1: Go to the official website of PCMC Pune @ https://www.pcmcindia.gov.in/

Step 2: On the homepage, click on the ‘E Services’ tab.

Step 3:Under this, click on the ‘Building Permissions’ section.

Step 4: The following options will appear under this:

  • Development Control Rules (DC Rules)
  • Information Booklet for Construction on Plots Ranging from 20 to 250 Square Meters
  • Approved Building Permissions: Search Facility
  • Submission of Building Plans for Approval
  • Pay Building Approval Fees Online

Step 5: Click on the “Submission of Building plan for approval”.

Step 6: You will be redirected to a new website.

Step 7: Here, create a username and password, and then proceed to provide information related to the building—such as area, location, amenities, construction details, etc. Your application will be reviewed for approval.

50% Property Tax Exemption for Properties in Red Zones Starting Next Fiscal Year – PCMC

August 6, 2025: The Pimpri-Chinchwad Municipal Corporation (PCMC) has decided to grant a 50% exemption on property tax for properties situated within ‘Red Zones,’ effective from the next financial year. This decision comes amidst protests staged by several housing societies. The tax exemption was approved during the meetings of the PCMC’s Standing Committee and General Body.

In Pimpri-Chinchwad, ‘Red Zones’ are areas where construction activities are restricted or prohibited under the ‘Works of Defence Act, 1903’. These zones are situated around sensitive defence establishments, such as the ‘Dehu Road Ordnance Depot’ and the ‘Dighi Magazine Depot’. An area extending 2,000 yards around the Dehu Road Depot and 1,200 yards around the Dighi Depot has been designated as a ‘Red Zone’.

A 50% rebate on property tax in the aforementioned area will come into effect on April 1, 2026. It is important to note that only those property owners who have cleared all their outstanding dues will be eligible to avail of this rebate. According to reports, more than 43,000 properties located in the vicinity of the Dehu Road Ordnance Depot and the Dighi Magazine Depot will be eligible for this rebate.
