The Pradhan Mantri Awas Yojana (Urban) program is for those who live in slums and other economically backward urban areas, providing affordable shelter. The current demand for slum housing in India is approximately 18 million. As a result, the scheme provides the construction of approximately 20 million units of affordable housing to meet the estimated slum housing demand. To be eligible for support under the PMAY Urban scheme, the beneficiary family should not own a pucca house anywhere in India. The scheme covers the entire urban India, including 4041 legislative towns and 500 Class I cities, to begin with. This will be accomplished in 3 phases.

Real Estate Impact: PMAY Urban List
This change has been gradual. You could call it quiet. But it is happening.
Smaller homes especially located on the outer parts of larger cities are starting to gain more of a pulse in real estate markets. Plain homes that are practical and budget friendly are on the rise while large luxury properties are being left behind.
A few observations can be made:
- There is a rising number of affordable housing projects
- More interest and inquiry have been coming from first-time buyers
- There are more real estate transactions happening on the outskirts of the city
Buyer mentality is beginning to shift. Instead of waiting for the ideal moment and letting costs be a stopping point. The scheme does not help buyers fully, but it does break the purchases from that hesitation point.
This is also being observed from the other side of the market. Builders have started offering more budget-friendly and mid-range homes and are moving away from more expensive homes and properties.
