Registration Renewal for Real Estate Agent under RERA in Jharkhand
- As per Section 6 granted under Section 9, the registration renewal can be done by submitting an application in Form K 3 months before the registration expiry.
- The agent needs to pay a renewal fee (Rs 5000 for an individual agent and Rs 50,000 in other cases). One can pay the fee through online payment mode or with demand drafts drawn from a scheduled bank.
- The agent needs to submit the renewal application along with the renewal fee.
- The applicant also needs to submit all updated documents written in clauses 10.1.1. to 20.1.6 of sub-rule (10.1) of rule 10 while submitting the application.
- After the application approval and registration renewal, the Authority will inform the agent of the renewal in Form L.
- In case an application is rejected, the Authority shall inform the agent of the rejection in Form J.
- The registration renewal application will be permitted only once the Authority ensures that the agent has met the requirements mentioned in the provisions under the RERA Act and the rules and regulations stated there.
- The validity period for a permitted renewal is 5 years.
JHARERA: Mandatory Three-Bank-Account System
JHARERA is strictly enforcing a three-bank-account rule to make Jharkhand’s real estate market more honest and clear. The Three-Tier Account Structure
The 2026 framework operates on a waterfall mechanism where every rupee is tracked from the moment of booking to the final handover.
- RERA Designated Collection Account (100%): This is the Master Account where all payments from allottees must be deposited. No direct withdrawals for business operations are permitted from this block.
- RERA Separate Account (70%): Following the Section 4(2)(l)(D) mandate, 70% of collected funds are automatically swept into this protected escrow. This capital is strictly reserved for construction and land costs.
- RERA Transaction Account (30%): The remaining 30% is allocated here, allowing developers to manage administrative overheads, marketing, and corporate expenses.
Withdrawal Compliance and Monitoring
In 2026, withdrawing from the 70% escrow is no longer a simple administrative task. It requires a Three-Certificate Clearance:
- Architect’s Certificate confirming the percentage of work completed.
- Engineer’s Certificate verifying the structural progress.
- Chartered Accountant (CA) Certificate ensuring the withdrawal is proportional to the project’s completion stage.
