JDA Jaipur – New Housing Scheme

If you are looking to purchase a plot in Jaipur, the Jaipur Development Authority (JDA) has just launched three new housing schemes. They are making a large number of residential plots available through a lottery system, and people are already clamoring to secure them.

Here is a fun breakdown of what these schemes have to offer:

1. Saraswati Vihar

This is the very place everyone is talking about. It is situated in Zone 14, right next to Diggi-Malpura Road. It is extremely popular, as it is located in an area expected to undergo rapid development.

The JDA is offering approximately 157 plots here. Since this is a highly sought-after location, expect intense competition.

2. Khushi Vihar

This scheme is situated in Zone 11. If you missed out on availing the benefits of previous schemes in the southern part of the city, this is the next best opportunity for you.

Approximately 95 plots are available here. This is ideal for those who wish to build their home in a relatively quiet and developing locality.

3. Ramanujan Enclave

This, too, is situated within Zone 11, and you could aptly describe it as a sibling to ‘Khushi Vihar.’ Much like Khushi Vihar, the core concept here is to invest in a developing locality before property prices skyrocket.

Of the three, this is the smallest project, with approximately 48 plots available.

How New JDA Schemes Work

Lottery System: You don’t simply purchase them outright; instead, you apply for them, and the JDA subsequently conducts a random draw (lottery) to determine who is granted the right to purchase a plot.

Application Process: You must submit your application online via the JDA portal. You will also be required to pay a registration fee, the amount of which depends on the size of the plot you are applying for.

Income Groups: Typically, specific plots are earmarked for different income levels (e.g., LIG for Low-Income Groups, MIG for Middle-Income Groups, etc.); therefore, be sure to verify which income bracket you fall into.

If your priority is securing a prime location, you should opt for Saraswati Vihar; however, your chances of winning the lottery may be higher in the other two locations, as the majority of applicants tend to focus their attention on the larger, more prominent lottery schemes. You have until the application deadline—typically a few weeks following the launch—to submit your entry and ensure your name is included in the lottery draw.

New Map for Jaipur: Master Plan 2047 Gets 27 Zones

The Jaipur Development Authority (JDA) has formulated a new and comprehensive blueprint for the city’s future, designated as ‘Master Plan 2047’.

The key change introduced in this plan is that the city’s area has now been divided into 27 parts (or zones), as opposed to the previous 18 parts.

What You Need to Know:

  • Number of Zones: The JDA has established 27 zones. They have added several new zones and have either expanded or reduced the size of certain existing ones.
  • The Old City Remains Unchanged: If you reside in the core, older urban areas (Zones 1 through 8), nothing has changed for you. These comprise the bustling central localities situated within the old Ring Road.
  • New Areas Assigned to Zones: The most significant change affects the numerous new villages and localities that have now become part of Jaipur. These are largely being incorporated into the new zones—specifically Zones 15 through 25.
  • Minor Adjustments: Some villages within the Sanganer and Bassi regions have also been reassigned across Zones 9, 10, and 11.
  • Who Holds the Responsibility Now? The officials (Divisional Commissioners) who previously oversaw the 18 zones are, for the time being, supervising these 27 new zones.
  • Coming Soon: The JDA will soon appoint dedicated officials for each of the 27 zones to ensure that operations are carried out efficiently and effectively.

The objective of this entire initiative is to ensure that, by the year 2047, the city develops in a better and more well-planned manner. The JDA is currently engaged in preparing a new blueprint for a ‘Greater Jaipur’!

Satellite Town in Rajasthan under JDA

The Government of Rajasthan has announced new schemes to develop satellite towns around Jaipur. Outlined in the Jaipur Development Authority’s ‘Master Development Plan 2025,’ these schemes aim to alleviate the burden on the city and improve overall living conditions.

  • Locations planned: Bassi, Bagru, Chomu, and Kotputli, all located around 20–40 km from Jaipur.
  • Purpose: To manage Jaipur’s rising population, traffic, and housing needs by developing new urban spaces nearby.
  • JDA’s involvement: JDA will help with the planning, ensuring these towns are well connected, well planned, and follow the city’s development goals.
  • Future steps: There are also talks of improving metro links and updating rules for housing and businesses in these new areas.
